1 . What is a Defect Liability Period (DLP) inspection?
A DLP inspection is a warranty-end check carried out before your developer’s defect liability period expires. An independent inspector documents all civil and MEP defects while the developer is still legally responsible for repairs – so you can claim fixes at no cost to you.
2. How long is the Defect Liability Period in the UAE?
In the UAE, the DLP for general defects is commonly 12 months from the handover date. Structural defects typically carry a longer warranty period. You should confirm the exact duration with your developer, as terms can vary by project.
3. When should I book a DLP inspection?
Book your inspection roughly 4–6 weeks before your DLP expires. This gives enough time to complete the inspection, compile the defect report, and formally submit your claims to the developer before the warranty window closes.
4. What defects does a DLP inspection cover?
